HOW ENERGY EFFICIENT IS YOUR PROPERTY?

What is an EPC and why do I need one?
First time landlords often ask us these questions, so let’s break it down:

An EPC (Energy Performance Certificate) report includes information about your property’s energy use, typical energy costs, predicted carbon emissions, plus recommendations on how to save money and emissions by reducing energy use. The certificate assigns your property with an efficiency rating from A to G, (pretty similar to the ratings stickers on household appliances).

In the UK EPC's are legally required every time a property is built, sold or rented and they’re valid for up to 10 years.

If you're renting out your property, it must have a minimum EPC rating of E, and your EPC must be given to your tenants before their tenancy begins.

And another important point for landlords – if you don’t have a valid EPC for your property, you can be fined £200.

What if a tenant wants to make improvements based on the EPC report of a property?
Let’s face it, we all want to save cash and carbon where we can. The law says that tenants can ask their landlord if they can make energy efficient improvements to their rented home based on the EPC, which can’t be refused, unless there’s a really good reason. 

Who produces EPC's?
EPC's are prepared by accredited energy assessors. Not all EPC reports look the same, so our property management team work with local tried-and-tested assessors that we trust to produce the most useful reports.
