Why have I not heard of you before? 

It's a little surprising if you've not heard of us before, (right now, we’re one of the fastest growing lettings agents in London). Why haven't I seen you on the
high street?

We don't have premises on the high street. But much like companies like AirBnB (who do short term rentals) and Amazon (one of the most successful retailers of all time) by not being on the high street, we’re more efficient, and our running costs are lower too (without the need for bricks and mortar). It’s one of the reasons why we’re able to offer such cost-effective services.

But, if you do want to pay us a visit, we have a property and tech team of 65, with about 30 of us, working from our headquarters in: New Malden, South London. You're welcome to pop by and say hello, (though please let us know when you plan on visiting – we'll put the kettle on!).

I have never used an online agent before
can you explain the concept?

In many ways, it's probably best not to think of us as an online agent. Instead, think of us as a more cost-effective, more efficient, and fairer lettings agent. We just use technology and data to offer the absolute best possible experience for landlords, which is the approach that the best modern companies do.

Technology allows us to be more cost-effective and far more efficient than out-dated high street estate agents, with: 80 viewing requests on average per property; and the ability to get offers from excellent tenants within 6 days – the numbers speak for themselves.

What does your technology actually do?

Our tech enables our team to focus on you. It supports every aspect of your journey as a landlord, from the process of finding a tenant to managing your property. It takes care of all the administration and processing jobs (that traditional agents find difficult to manage, primarily because these tasks don’t add any value to their bottom line). 

Our tech also allows us to work with 1000’s of tenants as they: search for properties; book viewings; check if they qualify for properties; make offers; pay monies; log repair and maintenance requests; all of which, can be completed effectively and efficiently through our platform.

You're cheap, does that mean your
service is poor quality?

Actually, we don’t see ourselves as cheap, instead we see high street estate agents as overpriced. And unfortunately, this is something that many landlords have just gotten used to. 

Traditional high street estate agents overprice and have unclear and unfair fees (like charging for tenancy renewals or marking up maintenance fees).

Our services aren’t cheap, they’re just great value for money. We offer fixed and transparent prices, and don’t add-on unfair charges. That’s the best way to build a reputation.

If you’re not local to my property, how
can you know the local area? 

We onboard nearly 200 properties every month, that’s equivalent to 20 high street branches. 

So it’s far more likely we’ll have multiple properties in your area – often more than a local high street agent. 

We also do in-person viewings across all areas of London, and our dedicated property management team, work with trusted local maintenance contractors wherever they are required. 

But otherwise, our technology does a lot of the heavy lifting for us. 

For example, our valuation reports are far more accurate than valuations you might be supplied by a local agent. Why? Because for every single property we have access to a 1000 data points which include all the agents in your area and current and historical listings. We also have an expert in our team review the analysis alongside other properties vs. your property, before providing a recommended price.

You are not local to my property, how can
you know the local market? 

We’re a tech-based lettings agent, built for today – like companies like AirBnB or Amazon. It means that we’re able to access over a million data points for properties we let and manage.

If you get so many applicants per property
does that mean you are undervaluing? 

No, in fact because we’re able to manage higher volumes, we create more competition for each property than a high street agent. And by stimulating competition we achieve a better price than traditional letting agents that typically try to overprice valuations.

I’m stuck in an existing contract with another
agent, can I switch to you instead?

We understand it can be tricky if you’re tied into a contract with an agent. Whilst it is possible to leave a current agent (and to stop having to pay renewal fees), often agents have legitimate terms with you, even though they may be completely unfair.

We can suggest two things for now:

- Join us for Property Management, and when your tenant/s decide/s to leave, we’ll find your new tenant/s and you won’t be locked in anymore, or having to pay unfair fees.

- You also might like to sign-up to our Stop Renewal Fees campaign, as we try to spread awareness of unfair fees in the industry

I have a tenant already, but I’m not happy with
the property management, can I switch to you?

You are more than welcome to join us for Property Management, and when your tenant/s decide/s to leave, we’ll be happy to find you good new tenants too. 

Plus, once you join us in full, you won’t be subject to unfair renewal fees any longer and you’ll have a far more cost-effective, transparent, and friendly service. 

How can you be motivated to get the best
rental value if you are not on a % commission 

We are incentivised to do the best job for you so: you are happy, your tenants are happy, and you tell your friends about us. 

In difference, high street letting agents, that are incentivised by commission may instead overvalue your property. Whilst you might initially be impressed by their higher valuation, the issue is, that that leads to void periods. And an extra 3 weeks without letting your property at the correct price, (while your high street agent inevitably lowers it inline with market rates) is the equivalent of missing out on 6% of your annual rental income. That’s 6% of your annual rental income that could be the difference between breaking even on your investment – and all the while, you incur excessive charges from a high street agent for the privilege.

Are there cheaper offerings than you?

There might well be cheaper offerings, but we haven’t come across any end-to-end offerings on the market that balance fair fees and quality of service as well as we do.

How do you do viewings in my area if you are
based in New Malden, South London? 

We have Hello Neighbour viewings agents within all different parts of London and Greater London.

If we are struggling to get viewing agents to all booked viewings, because an area becomes particularly popular, we also work with a fully trained third party company, who conduct viewings for and on behalf of Hello Neighbour.

Where are keys held if you don’t have an office? 

We partner with KeyNest who are a specialist key management company that manage keys safely and securely at various locations across the UK. 

KeyNest partner with AirBnb and have checked in over 5 million guests for them all via KeyNest. They also work with many well-known Estate Agents, such as Knight Frank.

We generate a one-time unique code for every key check-out, time stamp the window for pick up and then monitor the pick ups and drop offs. 

We have let over 1000 properties and have 650 under management, with almost all our keys held at safe and secure KeyNest locations.


Do you have maintenance contractors in my area? 

Yes, we have preferred, fully vetted contractors in all areas of London and Greater London.

Our property managers also have access to our platform where tenants and landlords can raise and log any required maintenance or repairs.

Do your property managers visit my property? 

Throughout the tenancy, we have several occasions where one of the team will visit your property. Our comprehensive check-in reports and mid-term inspections allow the property management team to continue to keep on top of any maintenance issues, that might require attention. And all required works are carried out by our fully vetted contractors.
