As soon as a tenancy is over, an inventory check-out should be carried out – either on the same day as your tenants hand over the keys, or the day after.

The check-out should follow your original documents and your property's periodic visit reports listing: any changes made to the property, redecorations, or item replacements that may have happened during your tenants’ stay.

Any missing items, damage, breakages, or excessive wear and tear will need to be paid for. And your tenants have a duty to make sure your property is clean, to the same standards as when they first moved in. 

A word of advice: it’s worthwhile paying for a pre-tenancy clean, and including the invoice for the work in your inventory check, so that your tenants know a domestic clean at the end of their tenancy is a responsibility.
