Your dedicated manager collects the rent, chases any arrears, and handles every maintenance issue through vetted contractors charged at cost, keeping you updated throughout.

Compliant and current

We keep the tenancy legal and up to date: gas safety and other certificates, 6-monthly inspections, and, since tenancies no longer renew under the Renters' Rights Act, your annual rent reviews and increases.

Management Plus has a minimum 12 month term; Rent Collection Plus and Management Complete are rolling monthly contracts. Your right to leave

Stay because it works, not because you're stuck.

A fair contract lets you leave, and the law backs that up. Under the Consumer Rights Act, exit penalties and clauses that keep a landlord tied in while the tenant stays can be unenforceable, and the Property Ombudsman code expects agents to treat landlords fairly. Yet most high-street contracts still lean on long ties, exit fees and renewal fees that can run for as long as the tenant stays.

We don't. Our packages are rolling, with no exit fees and no renewal fees. Leave, or drop to a lighter package, whenever the maths changes. We would rather earn your stay than lock it in.

Given the economics, is it even worth paying for management?

If you have the time and the appetite for the compliance, licensing, maintenance and Section 8 risk, self-managing is the cheapest route, and we will happily help you do it with DIY tenant find offerings.

If you want it handled, the thing to avoid is a percentage fee. Ours is fixed and up to 60% less than a high-street agent, so you get full management without the cost that tips London landlords into a loss.

 

Am I tied into a contract?

Rent Collection Plus, Management Complete and HMO Management are monthly rolling contracts, so you are never tied in. Management Plus has a minimum 12 month term because it includes rent guarantee insurance and your certificates.

What does the monthly fee cover, and what is extra?

One flat monthly fee covers the management: your dedicated manager, rent collection, compliance monitoring, inspections and access to vetted tradespeople with no mark-up.

The work tradespeople carry out is charged at cost. Certificates and rent guarantee insurance are included on Management Plus and arranged separately on the other packages.

 

How does switching from my current agent work?

We do the heavy lifting. With your permission we contact your existing agent, request keys, certificates and tenancy paperwork, and coordinate the handover so there is no gap in management for your tenants.

Do you manage HMOs?

Yes. Our HMO management runs the Management Complete service with HMO-specific extras: licence application support, post-application compliance monitoring, HMO-specific inspections and no charge for Deeds of Assignment. It is £146 a month. Use the HMO toggle on the packages table to see what is included.
