Do I legally have to do mid-tenancy inspections?

There's no statutory requirement, but most UK landlord insurance policies make periodic inspections a condition of cover. Mortgage lenders with buy-to-let products often have similar expectations, and local authorities operating selective licensing schemes increasingly look for a documented inspection trail.

The practical answer: no, you don't legally have to, but if you ever need to claim on your insurance or defend a deposit dispute, the inspection record is what makes the difference.

How often should I inspect a tenancy?

Twice a year is the standard, usually at the six-month and twelve-month marks. Some insurers and licensing schemes ask for quarterly, especially for HMOs or higher-risk properties.

For most single-let tenancies, six-monthly is the right balance between cost and oversight. Often enough to catch issues early, infrequent enough not to feel intrusive to the tenant.

 

What if the tenant refuses entry?

We give proper written notice in line with the tenancy agreement, which gives you the legal basis for access. But we can't and won't force entry. If access is refused, we log the attempt, reschedule once at no extra cost, and flag it clearly in the report so the refusal is on record.

Repeated refusals are unusual and almost always have a reason worth understanding. We'll talk you through what we found and what your options are.

What's the difference between this and the inventory?

An inventory is the start-of-tenancy benchmark — a detailed photographic record of how the property was on day one. It's the document a deposit adjudicator compares against at check-out.

A mid-tenancy inspection is the check against that benchmark while the tenancy is live. Different jobs, both worth having. The inspection catches issues early so they can be fixed before they become deposit deductions.

Is this included if I'm on Management Complete or Management Plus?

Yes — both. Management Complete and Management Plus both schedule mid-tenancy inspections twice a year as standard, with reports filed and actioned by your property manager. There's no separate booking and no separate fee.

If you're already on either, you don't need to book through this page. If you're managing yourself but letting more than one property, fully managed often works out cheaper than ordering services one at a time.
