Do I actually need rent & legal protection insurance?

You probably do if you'd struggle to cover the mortgage on this property for six months without rent coming in. You probably don't if you have strong reserves, a long-trusted tenant, or you spread risk across a portfolio.

We'd rather you skip it than buy something you don't need.

What's covered, exactly?

Up to 15 months of missed rent. Up to £100,000 in legal expenses. No excess. Service of Section 8 notice. Continued rent payments throughout possession proceedings.

Plus, post-eviction: up to 3 months of vacant cover at 75% rent, removal of squatters, replacement of locks and keys, and storage of tenants' goods.

 

What's not covered?

Property damage, cleaning, redecoration, arrears that existed before the policy started, tenancies that wouldn't have passed referencing, or non-compliant tenancy agreements. The cover is on the rent, not on the building.

Is the price really flat at £250?

Yes, for any standard let with rent up to £2,500 per month. No tiering by property value.

If your rent is above £2,500/month, Alan Boswell will give you a bespoke quote, just ask.

Can I take out cover on a tenant who's already in the property?

Yes. You don't need to re-reference, as long as the tenant has never missed a rent payment. There's a 60-day exclusion period from the policy start date before you can claim, which is standard across the industry.

Plenty of landlords take cover mid-tenancy for peace of mind, particularly as the Renters' Rights Act has lengthened evictions.

Why won't you sell it without a passing reference?

Because Aviva won't pay out on a tenancy that wasn't properly checked. Selling you a policy you can't claim on would be theft with extra steps.

What are the affordability and credit criteria?

If the tenant doesn't meet the criteria, a qualifying guarantor can still get you cover.

How has the Renters' Rights Act changed this?

The legal threshold for serving a Section 8 has moved from 2 months of arrears to 3, plus a 4-week notice period. Time to possession is moving from around 25 weeks towards 30 to 40.

Alan Boswell deliberately kept the claims notification window at 2 months so you don't have to wait the extra month before flagging a problem.
