Why it matters

A new era for the private rented sector.

The Renters' Rights Act has changed how tenancies work. Periodic arrangements have replaced fixed-term renewals, which means landlord risk is now continuous. A dated, independent inventory has gone from a nice-to-have to the foundation of every successful tenancy.

Rolling tenancies increase risk

Fixed-term tenancies used to create a natural review point. Periodic arrangements don't. Once a tenancy rolls, your risk becomes continuous, which makes a dated inventory more important than ever.

Renters' Rights Act ready

Independence wins disputes

An independent, third-party inventory carries far more weight in adjudication than one written by the landlord or agent. Adjudicators need clear, dated, photographic evidence, not assumptions.

Trusted in TDS, DPS, MyDeposits

Fairness for both sides

A clear inventory protects tenants too. It records the property's exact condition before they moved in. When both parties agree from day one, small problems don't become expensive disagreements later.

Fewer disputes, better tenancies

A REAL PERSON. ON YOUR PROPERTY. WITH A CAMERA.

Every Hello Neighbour inventory is carried out in person. London and the South East are covered by our trusted partner, Miller Inventories; outside those regions we work with No Letting Go, a vetted network of accredited regional partners. Same standards, same report, same accountability.

Every clerk and partner business works to AIIC standards and uses cloud-based digital tools to deliver reports within two days. Independent reports carry weight in deposit disputes that landlord-written ones simply don't.

What's included

A 40-50 PAGE PHOTOGRAPHIC RECORD.

An accredited clerk produces a detailed, photographic report covering every room, every fitting, the condition of walls, floors and furnishings, the standard of cleaning, and the meter readings.

For an inventory check-in, the clerk also meets the tenants in person, walks through the property with them, hands over keys, and tests every alarm and appliance.

Every report is hosted in the cloud, signed digitally, and available to both parties for the life of the tenancy and beyond. Tenants get seven days to comment, after which the document becomes the agreed end-of-tenancy benchmark.

Both Giorgio and Isabella from Hello Neighbour have been absolutely fantastic from start to finish. They managed photos, compliance certificates, finding tenants, professional cleaning and inventory checks with incredible efficiency. Far better value than traditional letting agents.

Order an inventory
Do I legally need an inventory?

There's no statutory requirement to have one, but if you're holding a deposit and want any chance of defending deductions at the end of a tenancy, you essentially need one. The Tenancy Deposit Schemes (TDS, DPS, MyDeposits) all expect dated, photographic, ideally independent inventories as evidence. Without one, adjudicators almost always find for the tenant.

Over 70% of UK landlords use a professional inventory for exactly this reason.

What if the tenant disputes the report?

Tenants get 7 days from check-in to review the report and add their own comments. Once that window closes, the document is signed and becomes the agreed baseline. If a dispute arises later, typically at check-out, the report can be submitted directly to the deposit scheme adjudicator.

Because our clerks are independent and AIIC-accredited, our reports carry significantly more weight in adjudication than landlord-written ones.

How quickly can you book?

We aim to attend within 2 working days of booking, with bookings available Monday to Saturday. If you need faster, for example a same-day move-in, we offer a 24-hour option for an additional fee.

For predictable timing, most landlords book us as soon as they accept a tenant's offer.

What's the difference between inventory and check-in?

An inventory (£95) is a documented record of the property's condition, contents and meter readings. The clerk attends alone, typically before the tenant moves in, and produces a written report.

A check-in (additional £50) adds a tenant-facing element: the clerk meets the tenant in person, walks them through the property, hands over keys, tests alarms and appliances, and visually verifies tenant ID.

If your tenancy will be self-managed and you don't want to handle the move-in personally, the combined service is what most landlords go for.
