An accredited clerk produces a detailed, photographic report covering every room, every fitting, the condition of walls, floors and furnishings, the standard of cleaning, and the meter readings.
For an inventory check-in, the clerk also meets the tenants in person, walks through the property with them, hands over keys, and tests every alarm and appliance.
Every report is hosted in the cloud, signed digitally, and available to both parties for the life of the tenancy and beyond. Tenants get seven days to comment, after which the document becomes the agreed end-of-tenancy benchmark.

There's no statutory requirement to have one, but if you're holding a deposit and want any chance of defending deductions at the end of a tenancy, you essentially need one. The Tenancy Deposit Schemes (TDS, DPS, MyDeposits) all expect dated, photographic, ideally independent inventories as evidence. Without one, adjudicators almost always find for the tenant.

Tenants get 7 days from check-in to review the report and add their own comments. Once that window closes, the document is signed and becomes the agreed baseline. If a dispute arises later, typically at check-out, the report can be submitted directly to the deposit scheme adjudicator.
Because our clerks are independent and AIIC-accredited, our reports carry significantly more weight in adjudication than landlord-written ones.
We aim to attend within 2 working days of booking, with bookings available Monday to Saturday. If you need faster, for example a same-day move-in, we offer a 24-hour option for an additional fee.
For predictable timing, most landlords book us as soon as they accept a tenant's offer.
An inventory (£95) is a documented record of the property's condition, contents and meter readings. The clerk attends alone, typically before the tenant moves in, and produces a written report.
A check-in (additional £50) adds a tenant-facing element: the clerk meets the tenant in person, walks them through the property, hands over keys, tests alarms and appliances, and visually verifies tenant ID.
If your tenancy will be self-managed and you don't want to handle the move-in personally, the combined service is what most landlords go for.
