Faulty gas appliances kill people. Carbon monoxide is colourless, odourless, and undetectable without an alarm. The Gas Safe Register, which runs the UK's regulation of gas engineers on behalf of the HSE, found that one in every five UK homes contains a potentially dangerous gas appliance.

The annual CP12 is the only legal way to know yours isn't one of them. The penalty for skipping it is unlimited; the cost of doing it is fixed.

A Gas Safety check (sometimes called a CP12 or Landlord Gas Safety Record) is a full inspection of every gas appliance, flue and section of gas pipework the landlord provides for the tenant. A Gas Safe registered engineer carries out the check, tests for leaks and combustion safety, and produces the certificate on the day.

The law requires this every 12 months for rented properties, and the certificate must be shared with the tenant within 28 days of issue. Skipping it can mean unlimited fines, a 6-month prison sentence, and invalidated insurance. Worse, it can mean a tenant in a property with a carbon monoxide risk.

The Gas Safe Register is the UK's official body for gas engineers, with 150,729 registered engineers on its books. Only engineers on that register are legally allowed to work on gas in the UK, and that's the only reliable signal the check has been done by someone competent. Every engineer on our network is Gas Safe registered, and we re-verify the ID card before each annual visit.

How often do I legally need a gas safety check?

Every 12 months, by law, for any rented property with gas appliances supplied by the landlord. The Gas Safety (Installation and Use) Regulations 1998 are the relevant regulations.

You must give the tenant a copy of the certificate within 28 days of the check, and within 28 days of a new tenant moving in.

What exactly is checked?

Every gas appliance the landlord supplies (boiler, hob, oven, fire, water heater), every flue or chimney those appliances vent into, and all the gas pipework connecting them. The engineer will also do a tightness test on the whole installation to check for leaks.

If your tenant has brought their own gas appliance (a portable heater, for example), that isn't covered, but the engineer can usually quote separately if you want it checked.

 

What happens if I skip it?

Penalties include unlimited fines, up to 6 months in prison, and invalidated insurance. The HSE can prosecute, and local authorities can use Rent Repayment Orders.

More importantly, the regulation exists because faulty gas appliances kill people. Gas Safe Register's research shows 1 in 5 UK homes contain a potentially dangerous gas appliance. The annual check is the cheapest way to know yours isn't one of them.

Why does it have to be Gas Safe registered?


Gas Safe Register is the UK's official registration body (it replaced CORGI in 2009). It's run on behalf of the Health and Safety Executive (HSE), and it's a legal requirement that any business or engineer carrying out gas work in the UK is on the register.

Every Gas Safe engineer has been trained, tested, and approved as competent. They must renew their registration annually and carry a current ID card. You can look up any engineer's credentials at gassaferegister.co.uk.

If anyone offers you a "gas safety check" without being Gas Safe registered, the certificate isn't legal and they're working illegally.

What's a CP12?

CP12 is the old name for the Landlord Gas Safety Record, and the name most people still use. It's the document the engineer gives you after the check, listing every appliance tested, the results, and any defects found.

If everything passes, the CP12 is your legal proof of compliance for the next 12 months. If something fails, the engineer will note the severity (At Risk, Immediately Dangerous, or Not to Current Standards) and what needs doing.

Does the £95 cover any repair work?

No. The £95 covers the check and the certificate. If the engineer finds anything that needs fixing, they'll quote separately. Anything classed as Immediately Dangerous will be disconnected on the day for safety, regardless of whether you go ahead with the repair through us or someone else.

How quickly can you book it in?

Most bookings happen within the same week. We coordinate access directly with your tenant. The engineer produces the CP12 on the day, and we email a copy to you and your tenant.

Do I need to be there?

No. We arrange access with your tenant directly. If the property is empty between tenancies, we can use a key from your safe, a key safe code, or coordinate with you.
