OpenRent alternatives

OPENRENT
ALTERNATIVES,
IN THREE QUESTIONS.

OpenRent and five alternatives. Every price from the provider's own pricing page. Linked, dated, VAT included. The cheapest route onto Rightmove is £29.

£118less than OpenRent for the same let
3.7xthe enquiries of a typical Rightmove listing
55%of tenant enquiries come through Rightmove
Question one

Do you want your property on Rightmove?

Yes. Rightmove produces most of the enquiries, so the cheapest route onto it is the first number to compare. Headline prices make the online letting services look the same; each one charges differently for different things.

Leaving Rightmove out narrows the audience when demand per property is not what it used to be. Rightmove's Q2 2026 Rental Trends Tracker puts enquiries at around 10 per rental home; Hello Neighbour listings, all of which include Rightmove, average 37 (our guide to finding a tenant yourself). More on the portal data in why Rightmove is essential when advertising a rental.

Our answer

Always yes.

55% of tenant enquiries to Hello Neighbour lets came through Rightmove, phone calls included, July 2025 to August 2026
3 in 4 tenancies completed Jan 2024 to Apr 2025 came from a Rightmove enquiry, against the next largest portal

Sources: Hello Neighbour, Lead Source Quality, 13 October 2026: full-service enquiries by source, 15 July 2025 to 29 August 2026, with phone enquiries attributed to the portal call that preceded them. Rightmove, What we say about our business, lettings claim based on Street CRM data, January 2024 to April 2025.

If you say no, OpenRent lists on its own site for free and adds Zoopla and partner sites for £29; 99home and Rentr also list free on their own sites, and 99home's Express package adds Zoopla for £39. Hello Neighbour has no free package. To judge a provider's own site, compare its total listings with Rightmove's, which we estimate at around 120,000.

The cheapest advert including Rightmove from each of six letting services, with what the price covers.
Service Cheapest advert with Rightmove What the price covers
Hello Neighbour £29 Get Listed: Rightmove, Zoopla and OnTheMarket for three months, enquiry screening, viewing management and digital offers
Rentr £45 Rightmove and Zoopla listing
OpenRent £99 £29 Portal Advertising plus the £70 Rightmove upgrade
99home £99 Standard: Rightmove, Zoopla and other portals, one tenant reference and the tenancy paperwork
MakeUrMove £150 Up to 60 days on Rightmove, Zoopla and PrimeLocation. £75 for Good Landlord subscribers, plus the subscription
LettingaProperty.com No advert-only option Rightmove is part of the £199 set-up fee for its monthly plans
Prices read 1 October 2026, inc. VAT Each service name links to the provider's own pricing page so you can check for yourself. Sorted cheapest first.
Takeaway

The cheapest route onto Rightmove costs the same £29 as OpenRent's advert without it. We compared the two models in more detail in OpenRent vs Hello Neighbour: how the self-letting market is evolving.

The data and assumptions

Every figure here comes from the provider's own pricing page, read on the date shown, prices inc. VAT. The rows come from one shared HubDB table, so a price change is a single edit.

How the sums work

A basket total adds each provider's price for every basket item it prices, including from prices and items it includes at no extra cost. A partial item (for example a floor plan without photography) is counted, then treated as a gap.

Gaps are items a provider does not offer, does not list, does not price, or only partly covers. Each gap is filled at the cheapest price or from price that any provider in this table publishes for that item.

A provider that prices an item as a monthly plan cannot be totalled on the same basis, so its total is shown as not computable.

Question two

A tenant found, or a tenant moved in?

An advert gets you applicants. Moving a tenant in also needs a tenancy agreement, deposit registration with a government-approved scheme, the first month's rent collected, and every certificate and licence the let requires. Most services sell these as a package or item by item. Referencing is priced per person by every provider, so it sits in question three.

Without Rightmove, OpenRent's Rent Now is £58 and Quicklister's £39 Saver includes a tenancy agreement with Zoopla advertising, though it does not say whether deposit registration is covered. Hello Neighbour's £59 is £1 more than Rent Now and includes Rightmove, which OpenRent charges £70 for. See Get Listed to Get Rented: only £30 more.

The cost of an advert plus tenancy set-up including Rightmove from each of six letting services, with how each figure is made up.
Service Advert plus tenancy set-up, with Rightmove How it is made up
Hello Neighbour £59 Get Rented: the Get Listed advert plus compliance and licensing checks, holding deposit, tenancy agreement with digital signing, first month's rent and deposit registration with mydeposits
Rentr £85 £45 listing, £15 tenancy agreement, £25 deposit registration. Rent collection by Direct Debit is £10 a month if you want it
99home £99 Standard: advert with Rightmove, tenancy paperwork and one tenant reference
OpenRent £128 Rent Now at £58 (shown as reduced from £108) plus the £70 Rightmove upgrade
MakeUrMove £220 £150 advert, £35 deposit collection, £35 tenancy documents. £110 for Good Landlord subscribers, plus the subscription
LettingaProperty.com £199 plus from £59 a month Rent Collect: set-up covers eight weeks of advertising, two tenant checks, agreement and deposit registration. A £120 fee applies at the end of the tenancy
Prices read 1 October 2026, inc. VAT All figures include advertising on Rightmove. Sorted cheapest first.
Takeaway

£59 with Hello Neighbour against £128 with OpenRent; the gap is almost entirely OpenRent's £70 Rightmove upgrade.

The data and assumptions

Every figure here comes from the provider's own pricing page, read on the date shown, prices inc. VAT. The rows come from one shared HubDB table, so a price change is a single edit.

Question three

Which extras do you need?

Not every service sells every item, and the gaps matter as much as the prices. A total that leaves out rent guarantee cover is not low, it is incomplete, and it means a second supplier for a single let. On referencing, the cheapest check is not always the most useful one; our article on combatting letting fraud explains what a reference needs to catch.

Our recommended minimum

  • Tenant referencing, per person

  • Independent inventory

  • Professional photographs with a floor plan

  • Rent guarantee insurance

  • Mid-tenancy inspections: worth doing, less essential, priced separately

The four ticked items are the basket we total in the next section.

The price of five extras, referencing, inventory, photos and floor plan, rent guarantee insurance and mid-tenancy inspection, from each of six letting services.
Service Reference (per tenant) Inventory Photos and floor plan Rent guarantee insurance Mid-tenancy inspection
Hello Neighbour £30 from £95 £79 from £250 £85
OpenRent £30 from £95 from £79 from £299 from £82
Rentr £15 £70 £75Floor plan only, no photography listed Not offered £45
99home IncludedOne included, then £40 each from £99 £149 Not listed Not listed
MakeUrMove £48 Offered, not priced £204 £300a year, rent up to £2,500 a month Offered, not priced
LettingaProperty.com IncludedTwo included, then £59 each Offered, not priced Not priced Rent Assured planpriced by rent Not priced
Prices read 1 October 2026, inc. VAT Not listed means the provider's pricing page does not mention it. Not offered means the provider says it does not sell it.
Takeaway

Rentr is the cheapest item by item, but a landlord using it would need to buy photography and rent guarantee insurance elsewhere. 99home does not list rent guarantee cover either. MakeUrMove covers most of the list at a higher price and leaves its inventory unpriced, while LettingaProperty folds much of this into a monthly plan rather than selling it separately.

Takeaway

Of the services that can supply the whole list, Hello Neighbour is £513 and OpenRent £631, £118 apart. Drop Rightmove at OpenRent and it falls to £561, still £48 more than the Hello Neighbour package that includes it. A mid-tenancy inspection then adds £85 with Hello Neighbour, from £82 with OpenRent or £45 with Rentr.

Rentr and 99home total less because they leave items out. Add rent guarantee cover bought separately, and photography in Rentr's case, and the gap disappears, with more than one supplier to manage. All of Hello Neighbour's options are in our guide to our lettings packages.
